Terms of service
Booking and payment terms.
These terms are valid when the reservation is done directly with us. Reservations made through a
third party, such as AIRBNB are subject to the terms of that third party.
Reservation and payment.
You will reserve a confirmation and an invoice after making the reseervation. A downpayment of
30% will be invoiced within two weeks. The final payment of 70% will be due three weeks before
arrival. In case the reservation is made less than a month before the arrival the whole rent will be
invoiced.
Keys and cabin guide.
We will send You the code for the keys and a villa guide after receiving the final payment.
Changing and cancellation of the reservation.
You can change your reservation after its done and before the downpayment is due (two weeks
after the reservation) If You want to change your reservation after paying the downpayment You
may do so by paying a change fee of 10% of the final rent. In case You want to change your
reservation less than three weeks to your arrival You may do so by paying a change fee of 50%. A
cancellation of the reservation less than three weeks before arrival will not entitle to any refunds.
Final cleaning, bed linen and outdoor pools.
You can reserve an end cleaning from us or do it yourself in which case we charge only a check fee
of 40€. You may order a high quality bed linen/towel set from us for a price of 22€/person or You
bring your own. The outdoor pools are services and prepared for You and are ready to use by your
arrival, and in a rare case latest the next morning due to high customer volumes before your stay.
In a case the customer could not use their pool during their stay our responsibility is limited to the
surcharge value of the pool. Its forbidden to use any portable hot tubsor alike.
Amount of guests
The maximum amount of guests staying in any villa is the maximum amount of beds in that villa.
